Step 1: Get in front of your Customers on Search Engines.
These days, the first step of the home searching process is with a search engine. People tend to go to Google or Bing when starting to look for a new home. Your first job should be to get in front of those people. How? PPC, using Google Ads and Bing Ads.
Example: if you’re looking to rent out an apartment – or multiple apartments – let’s say located in Manhattan, you would have to run ads targeting keywords such as ‘Apartments in Manhattan’.
Then, make sure to have a well-crafted landing page that well explains – and sells – your property. As great as your Ads can be, the actions always take place on the landing page.
Step 2: Marketplace advertising.
Many roads lead to the Marketplaces. Sites like Zillow and Apartments.com are pretty much the Amazon and eBay of Real Estate. Many people search for housing on those marketplaces, and it’s important to be in front of them as well.
Luckily, they do offer advertising options. Now, targeting a zip code won’t really do the job. In order to optimize for the best traffic that will most likely lead to conversions, you need to target demographics.
You can get demographics from Google Analytics, and many other softwares alike. This Data will give you great insights on your target audience.
Some areas have a more senior clientele, and some areas are next to universities and have a younger clientele. This information is crucial in order to get the most out of your advertising.
Step 3: Following up on your leads
Not everybody is decisive enough to take action after seeing a property once. Which is why following up is so important.
There are two main ways to follow up with your leads, those two ways are Email Marketing and Re-targeting.
Email Marketing is powerful when it comes to following up. Coming up with a nice, creative email marketing campaign can be very effective in bringing leads back.
Re-targeting gives you the ability to target your website visitors on Social Media. By installing a pixel on your website, you are able to track your previous website visitors and bring them back for another look through Social Media Marketing.
